NEW HOME - PRE-DELIVERY INSPECTION
If you purchased a newly built home or condominium unit/townhouse, you are required to inspect your new home before you move in ("Pre-delivery Inspection" or "PDI"). It is at this pre-delivery inspection that you are to list, in writing, all items to be completed, repaired or finished by the builder, thus having evidence that these deficiencies existed before you became the owner and moved into your new home.
The pre-delivery inspection is usually scheduled a few days before your closing date. Ensure you contact the builder about one week prior to your closing date to schedule an appointment. At the scheduled appointment you will be accompanied by a representative of the builder who will walk through the house with you and list all the deficiencies found by you. Take your time and ensure all deficiencies are listed.
Ensure that you get a copy of the PDI list and the New Home Warranty Certificate from the builder once your inspection is completed, as your solicitor will require a copy of same to be provided to your mortgagee, at the time mortgage monies are obtained to complete you purchase.
